Two uses sit side by side here. After a length of time it means "that's all it takes": 10분이면 끝나 "ten minutes and it's done", 길어봤자 1시간이면 끝나 "an hour at the very most". After a condition it turns ominous — 거기서 말리면 끝나는 거야 "if they rattle you there, you're finished", 이거 풀리면 끝나요 "if this gets unlocked, I'm done for". 끝나다 is something ending by itself; 끝내다 is a person ending it.
